The legal costs should be minimal most £500 plus VAT. All that needs to be drafted is a transfer deed if it is a freehold or an assigned deed if it is lease hold.

All you need is a solicitor to file a form TR1 transfer deed at the land registry. This is filed with form AP1 the land registry fee is £260. A solicitor cost should be £500 plus vat at most.
