I need to evict a tenant to get essential work done to a property

Customer Question

I need to evict a tenant to get essential work done to a property but the tenant wont leave. What is my position if they don't leave and there is an accident or anything like that. I have given them a months notice and outlined that the work is essential to bring the property to health and saftey standards but they won't leave.
