I ran a fish & chip shop for 2 years Recession hit: business

I ran a fish & chip shop for 2 years
Recession hit: business started failing
Interested party appears last December with a view to purchase
Prospective buyer began talks with the landlord in December 2013
Business still failing
Landlord approaches me suggesting I surrender the lease
I say I'll hold on because the other party have offered me a cash sum
Other party start stalling as I imagine the landlord has offered the lease
to them for half of the price
Other party has member of local council on board feeding them information about the cafe (has gone on for 2 years)
Closed business on 31st March. Still liable for rent. Everyone stalling.
Contract of undertaking came through 3 weeks ago
My own resources are dwindling and a surrender of the lease is imminent
I feel like that little seal filmed by Planet Earth on a piece of ice with 4 killer whales surrounding him!
I feel helpless and yet feel that the whole thing is borderline criminal.
