Customer Question

we have a shared cesspit with an Indian restaurant which is a continuous problem with fats etc and needs emptying three times a week in season at a cost of over £400.If we unilaterally put in a seperate tank and pipework can we cut off completely from our neighbours and all future costs will be theirs?
The existing tank will still need emptying so can we charge them for entering our land for this purpose since wear and tear on roads lockages wil be all theirs and if there is a problem the environment agency will be called ?
