You have answered the questin about her rights to the property but I did also want to know if by any chance we have a falling out years down the roadshow difficult would it be to evict her

Yes, you would be able to evict her as she would be classed as a lodger without any rights to live in your property as both of you also live in the same property and she would not be a tenant. She is an excluded occupier.
