I believe that he went into the property in August last year ( 2013) Never paid any rent. I only found out when my new agents looked at a property i have next door and they were dealing with that tenancy and knew that someone was in the property. So- 14 months to my knowledge.

What you can do is serve a Section 8 and Section 21 notice.
It can be to persons unknown
This can ask the tenant to leave within 21 days.
If the tenant refuses then you can issue proceedings. You need to complete form N5
The court will then list the matter for a hearing. You can issue proceedings against persons unknown
If the Court is satisfied the arrears then they will grant a possession order.
Once there is a possession order then you can get the tenants evicted.
You would also be able to sue the agents for breach of contract as they appear to have been negligent.
