Resolved Question:

I am acting as administrator, I have two sisters and one brother, I have had my late mothers house valued at 60.000. Can I sell the house to who ever I want, as longs i get the correct value of the house.

You have to act in the best interests of the estate. If you arrange a private sale at market value you could be saving the estate marketing and estate agency costs. As long as you have evidence of value there is no reason why you can't do a private sale.
