In short, when a lease/Tenancy is up , landlords can ask security deposit funds as well as of course increasing the rent. This is because it is seen as a new Tenancy.
It is therefore a matter of you trying to negotiate and come to an amicable agreement with your Tenant as to the amount of the security deposit. If the Tenant is not happy with your proposals, it is then up to her to decide whether or not to proceed.
