Are there any problems getting a mortgage or any other things I need to worry about in an assignable sale. In other words I will be buying a new build prior to completion from someone who bought off plan from the developer. Thanks

Yes, there may be. It is now standard (see the CML handbook) that a lender won't lend where the previous owner hasn't owned the property for less than six months. Check with your proposed lender about this before you commit to the purchase.
