I have split up with my partner and am trying to buy him

Hi,
I have split up with my partner and am trying to buy him out.
We have a tenancy in common which states that I own 57% of the property and that I should be given first option to purchase the property.
however, my ex has responded that in order to let me buy him out, wants 55%. The equivalent of £66,000, which I don't have.
He has lived at the property since 1st December while I have had to live in my buy to let flat at a loss of £900 a month in rent.
