It is not an unreasonable increase per se.
The percentage increase would not offend.
It depends though whether or not this is a fair rent for the area and the property.
Also, unless your contract has come to an end he cannot just randomly increase the rent. If this is an AST then he is bound to charge the rent agreed.
You can always complain to the rent assessment committee.
