They were not to improvements to the property. But they were payments towards getting a new fridge, shopping, getting rid of mice. My sibling is happy for me to be on the deeds

In fact the best time for your name to be added to the deeds will be after her death when they will need to be changed anyway.

You your father and your brother can agree in what shares you and your father will hold the property and if it is appropriate a Deed of Variation could be drawn up if there is any future risk of Inheritance Tax,

At that point all that will be needed is a TR1 signed by your father and you which can then be registered at the Land Registry
