heres copy of agreement which was before both parties signed,
agreement were signed by both parties and emailed
nothing been paid

Normal process for completing a licence, each party signs its respective part, they agree to complete and the licence is dated. The parties then swap their part with the other's.

This licence has not been completed.

As it stands you have no right to enter. It will be trespass.
