My husband had been renting a smallholding from his uncle

My husband had been renting a smallholding from his uncle since 1978. We have always paid a peppercorn rent. My husbands uncl passed away 12 years ago. We have never had a lease drawn up. My husband passed away last December and his uncles wife passed away in August. The land has been left to their daughter. We have been renting a small garage on the site for years to a friend who is a mechanic. My question is is this subletting?
