I have a tr1 for signed by myself and the official receiver dated the 31/1/12 and want to know if this will be still valid as its a couple of years ago ?

Well, the TR1 is still valid, but would need to be registered to have any effect.

You should therefore get it sent off to the Land Registry with an AP1 Form. You may want your Solicitor to deal with this application.

so as long as its been registered and I return it with a completed ap1 form the deeds will be signed back over to me is this correct ??

As long as you send it off with the AP1, the Land Registry will then register it.
