We have rented through an agent for 4 years on the 16th April

Resolved Question:

We have rented through an agent for 4 years on the 16th April 2014 a shorthold tenancy. I asked if we could have a periodic tenancy as having to pay £150 each renewal is expensive. They approached the landlord who agreed with this, and the agents said that we still had to pay the fees and the rent increase. I have had nothing in writing to date. Please advise -

Sorry- will our tenancy automatically become a periodic tenancy if we do not receive any paperwork and will we have to pay fees? Should we get notice in writing before the end of this tenancy

Yes, the tenancy automatically becomes periodic if you are still living in the property but have not signed any new tenancy agreement.

Whether or not you are obliged to pay their fees is a contractual matter between the two of you, if you do not agree to paying the fees, then you should not have to pay them and you may inform the estate agent accordingly.

You do not require any notice before the end of your current tenancy, it automatically becomes periodic if you do not sign a new tenancy agreement.
