Customer Question

I am the landlord of a furnished property in Scotland which is let out via a reputable letting agency. I have just discovered that this agency does not use a different lease for furnished versus unfurnished properties. Is this usual?

There is no need for a different lease for furnished/unfurnished lets. Both are created as short assured tenancies and the lease is the same.
The only difference would be that it would be normal to have an inventory of contents in a furnished let. Other than that you have no cause for concern.
Happy to discuss further.
