I am a landlord. I am not happy with my agents.....can I

Resolved Question:

I am a landlord. I am not happy with my agents.....can I change to another agent or
ask my tenant to now pay his rental into my bank.
My agent have also taken certain payments out of the deposit of my other tenant who has moved out.can he do this without my agreement.

Alex, I cant see anything in the terms of business relating to this....also the agent has now sold out to another agent

Customer:

. My tenants contract runs out on the 14th of March 2015. I have stipulated that I do not want the tenant

to sign year....but to sign months. After several request I have not received a answer.

Customer:

The other issues with the now new agent (same incompetent staff) with my other property is

the tenant has left...after a court order non payment of rent....but the agent paid rent owing to us out of the deposit

ok...but £250 has gone somewhere else???.

Hope this is a clear. Ps The tenant still owes £9000.00

Thank you. Yes in the absence of anything in the agreement you can terminate and change agents.

You can transfer to another agent or deal with the matter yourself.

You can ask the tenant to pay direct into your bank account as long as that does NOT breach the agreement with the agent

The agent cant also take payments out of the deposit, otherwise it defeats the whole point of a deposit

If that is what your agency agreement then yes.

The deposit should be protected as required by law, so its the Tenancy Deposit Scheme who control it. But it belongs to the Tenant. It is the tenants money
