I rent out a property with a large garden. The tenancy

Hi - I rent out a property with a large garden. The tenancy agreement makes it crystal clear the tenant is responsible for garden maintenance including cutting the lawns - Am I legally required to provide a lawn mower, and if so, which bit of legislation says I have to please?

I am being told by my agents and have looked this question up in google etc and everyone seems to be saying you have to provide a mower. The property is part furnished - does this make a difference?

If you have carpets you don't have to provide a vacuum. It's up to you.
