Resolved Question:

I am considering purchasing a holiday lodge in Scotland. 99 year lease. A commercial lodge park with 30 lodges. Owner wants 15% of any future sale price. This seems excessive to me. Do you agree and if so, what is reasonable to negotiate?

I am a solicitor in Scotand. The 15% does seem excessive, I agree with you However that is the going rate for that type of transaction. Everything is negotiable but there are certain park owners who won't accept anything less and won't negotiate at all. I would say that no more than 10% would be realistic.
