I moved in property 2.5 years ago, applying via agency

Resolved Question:

I moved in property 2.5 years ago , applying via agency Rydder&Dutton putting reference before I get that flat and now asking me again for referencies..I paid always my rent on time..never have had problems pay rent..I have been applying alone then after 6 months applying with girlfriend for two 12 months period ..now I'm after split so asking them to make tenancy agreement only in my name..my agreement finished on 15.11.2017 but I 've been asking agency for new 12 months agreement one month ago..my question is ..is this legal ask me again for referencies ?Thank youfor your answer

Then the law says you cant be charged fees etc.

You dont need another reference. They are entitled to charge a nominal sum for renewal of their fees, but not additional sums.

They are just trying to rip you off.

They can ask at any time, yes. They have to give 2 months notice.

But you have a monthly rolling tenant once the fixed period expires.
