if my father has not made a will but has been living with someone for about 30 years and her name is XXXXX XXXXX does that mean that my sister and i are not intitled to anything

Any joint property will pass to the survivor automatically.

However, in the absence of a will, you and your sister will be sole beneficiaries to your father's estate.
