I am afraid that the mortgage lender has a first legal charge registered against the property. This means that you cannot transfer the property or make changes to the title of the property without the lenders consent.

If you were to attempt to transfer the property without the lenders consent then the land registry would reject the transfer.

Unfortunately there is nothing you can do about this if the lender does not consent to transfer to your song name.

Of course you can check other lenders to see if you meet any of their criteria.

If you do when you can proceed to transfer the property.
