Have put £700 deposit to secure a flat to rent, have changed my mind, only done 24 hours ago, will i have cooling off period?

Thank you for your question. My name is Jo and I will try to help with this.

Unless you agreed a cooling off period with the landlord you will not have I'm afraid. They are not implied by law into this type of contract.

However, if the commencement date of the contract is some distance away then the landlord will be expected to mitigate his loss by seeking another tenant and it doesn't take forever to achieve. You would only be liable for the period of time it takes to do so.

Often landlords will just agree to you cancelling anyway.
