My landlord has issued a list of demands that I need to action in the next 9 days, so that she can inspect the property, while showing it off to a number of business associates. The demands include:
A professional clean and a number of repairs including re enameling the kitchen sink. She also wants to conduct a list of other works to the property at her cost so the property will be inundated with workman etc during the next 9 days. I was only given notice of this 2 days ago. She doesn't want to discuss it to come to a compromise.
I believe this is unfair. Do you have any suggestions on how to tackle this and what are my rights about allowing access and complying to the works she has demanded? Many thanks

I have been living there for some years and there are a few chips in the sink and marks on the wooden flooring, a few scuff marks here and there. I have already agreed with the landlady that this would be addressed at the end of the tenancy (in 2 years time).


Can she force me to do this just so she can show the property off to her business associates and clients for an afternoon. She is also demand I professionally clean the property, at my expense, in preparation.

She cannot demand that you do anything at all in preparation for her viewings.

She is entitled to access to the house for the purposes of viewings. You do not seem to be denying that.

Also, she is entitled to demand that the property be put back into the same condition it was in at the time that you rented safe for reasonable wear and tear. Again, you do not seem to be denying that.

What she cannot do is demand that you spruce the house up for her viewings which is effectively what she wants.

In relation to how to handle the matter, if she will not negotiate then just refuse to comply. She has no power to make you.

Many thanks. Just as pure clarification, I am reading this as I am not obliged to undertake any cosmetic work at any time during the tenancy but can leave it until the end of the tenancy i.e sink and floor etc if it is not detrimental to the well being of the property. Many thanks



Yes, thats absolutely right.

She is not asking you to put right any damage. She is asking you to tidy up so that she can get a new tenant which is not your problem.
