I am selling a park home and the site owners are claiming 10%

I am selling a park home and the site owners are claiming 10% of my selling price.
This is a private sale, the site will not be empty,as the buter will be moving in the day I leave, so there is no loss of income to the site owner.
Can they do this?

When I bought the home 2 years ago I agreed to abide by all rules & conditions of the park and the 10% rule was in the agreement

I am afraid if the 10% payment is in the agreement with the site owner, then you are bound by it if the agreement is still in force.

You may try and negotiate a lesser payment in settlement of their claim, but if they refuse to accept the lesser offer, then you will be bound by the 10% payment as per the agreement with them.
