people who have moved in across the back {1year ago)are saying we have taken part of their boundary.we moved here in around1974 a wall was already fact most of it fell down in the 1980s we had it rebuilt paying halve with the neighbours who lived there at the time.we have had 3 different neighbours since 1974 and no one has ever complained.since she has complained I can see where she is coming from.the houses were built in 1954 the original was a straight wall running down the backs.the piece of land in dispute is 13inches by 130inches .I know it is no legal argument to say this land is no good to her as it backs straight on to her garage and if we built a new wall she could not get down this space.the previous owner of my house must have built this wall with the consent of the then owners across the back.the question is after40years do I have any rights.

What do your deeds say please?


I haven't looked at the deeds but am 100per cent sure they would agree with the woman over the only argument is this wall was built before I moved in perhaps 60 years old.does the age of this wall give me any rights.when the wall was rebuilt in the80s the people living there organised everthing the builders,the materials used the colour etc.they quite happily rebuilt the wall where it had stood,they did not reclaim what had to be the 1954 boundary.

Alex Watts : Unless the land is yours then it makes no difference how long you have had it for.
Alex Watts : If you had the land you could have applied to the land registry for adverse possession.
Alex Watts : The rules have now changed where if you make an application they notify the owner to see if they object.
Alex Watts : Based on what you have said they would object and your application would fail.
