Tenant disputes the amount I want from her deposit (£1200) says I want too much. I wanted it all. I did agree to returning £450 to her so I can move on but she wants £900 (agrees she damaged fridge)She threatens to take me to the small claims court and also claim damages later on about damaged goods in the flat if she doesn't get satisfaction on the amount she gets back off me re deposit. She claims mould was on a Prada bag, Ted Baker bag, various suede boots and leather shoes, leather belt and baby clothing. She called me to the flat after having been in the flat 3 to 4 months. When i went in the flat it was like walking into a sauna. The double glazed windows were running with condensation. I did notice when she went to the bathroom to get something the extractor fan didn't come on and when I asked if it was broken she said no I turned it off it makes too much noise. She said to me after I had viewed the goods if you give me £400 I will forget this. I said this flat is built to the very highest standards its not damp as you are saying. The flats are all dry lined. To that she said nothing and let the matter drop. The flat was in a block of 3 newly converted flats in a Victorian house. It was built by a reputable builder and I had a surveyor/project manager supervising the work. The flats were completed in December 2012 when this tenant went in. This tenant doesn't deserve any money back. All my roller blinds have had to be changed £276 just for the blinds due to mildew on them, it all needed redecorating, their fridge freezer had a hole in the top of it,it cost £200 and she had cut food up on the work top without using a chopping board (cost to replace £250) plus her children had chipped paint off the doors and the walls were filthy. Her deposit was £1200 and the bill from my builder who converted the flat was £2300 and that hasn't included the cost of replacing the work top and the blinds. I let her off that because her deposit was used up anyway. Any views on her succeeding particularly with the leather goods. Thanks
