We are due to exchange contracts next weeks on a new build

We are due to exchange contracts next weeks on a new build that will be completed next year when we will complete. I have found out I am pregnant and baby will be born before we complete. Is this something I need to declare, can the mortgage company find out if not informed, how does this affect the offer?
