Our tenant's assured shorthold tenancy agreement expired 30th

Our tenant's assured shorthold tenancy agreement expired 30th April 2013. She has been
paying rent mnothly ever since. We hold a deposit in a registered scheme of one month's
rent at the rent she was paying until 31st December 2014.
A new agreement is to be signed very shortly at an increased rent (the tenant has been paying the increased rent sine 1st Jan 2015). Can we ask her to increase her deposit to match the new rent?

In short, when a lease/Tenancy is up , landlords can ask security deposit funds as well as of course increasing the rent. This is because it is seen as a new Tenancy.

It is therefore a matter of you trying to negotiate and come to an amicable agreement with your Tenant as to the amount of the security deposit. If the Tenant is not happy with your proposals, it is then up to her to decide whether or not to proceed.
