We are halfway through a year lease with our private landlord, and are due to pay the next full six months rent. We have applied to the council for sheltered housing but are concerned about possible penalties regarding our existing private lease if an offer of accommodation is accepted. Can we legally go to a monthly payment basis rather than the six month advance payment, and if offered accommodation break the lease without penalty? My wife is 81 and I am 73. We receive Pension Credit and housing benefits.

We are now into our second year. The first year was covered by two six month contracts. The present lease is for twelve months.

Yes. Second six month payment due in May and contract ends in November.

Alex Watts : Does the agreement allow you to move to monthly payments rather than 6 months in advance ?

No. The agreement states that payment is in full for the six month period.
