A couple had rented a small home in Ealing and when away for

A couple had rented a small home in Ealing and when away for four days at home in
Poland there was an electrical fault in the roof and their goods both personal and
furnishings were destroyed both with the fire and with the water from the 4 fire engines
that attended. They are now homeless and on the sofa of friends and have lost at least
70 percent of their things.
The landlord is not helping them to find somewhere to live (will take 6 months to restore) nor is he offering any recompense for their goods.
Is this correct? I would assume that they would be owed something since not their fault and they rented in good faith.
What is their position? Can they ask for some compensation? Thanks.

They are entitled to compensation for the value of the goods that were damaged. It is a clearly a fault with the property and not of their creation.
The landlord though isn't under an obligation to find them somewhere to live. What he cannot do is charge for the property if it is not available to live. There should be a reduction in rent of 100% and if it is going to take six months to restore then realistically he should release them from the contract if that is their wish.

Thank you. They are meeting with their landlord tomorrow to hand

back their keys etc and I will let them know that they can ask to

be compensated for the loss of their goods.
