My flat is managed by a letting agency contracted by my landlord.
My lease expired on 20 May. On 16 May and confirmed on 8 June, I exchanged text messages with my landlord in which we made the following agreement. My tenancy would extend until 25 June. The landlord explicitly accepted an offer of £200 for the period of 21 June - 25 June in addition to the rent paid for 21 May - 20 June.
The letting agency now claims that I am liable for rent through 20 July.
Are the text messages with my landlord a valid contract that supersedes relevant parts of the original rental contract?
