I am looking to lease a restaurant in a hotel from the current hotel owner. But I have concerns which I hope someone can answer.
The restaurant is in the UK. This will be a new lease.
The hotel offers a full English breakfast included in the room price. I will take over this service and not charge the hotel for this. This will be seen as the rent.
The hotel will keep bar sales but are willing to negotiate a percentage of the bar sales for us.
The owner wants some kind of guarantee that we will stay in the restaurant long term. I want a guarantee that he will not ask us to leave as soon as the restaurant is making money. Also I am concerned as to where we would stand if he sells the restaurant.
Obviously there would have to be a quite large investment from me to redecorate and replace some kitchen equipment, I need to ensure that this investment is safe.
Also how would we arrange payments of utility bills? Would it be possible to arrange share these bills between the hotel and restaurant?
Would all this be something that could be put into a contract? How much would something like that cost?

Yes this can be included in the contract.
You could say that you expect a lease of x years, then you are both bound for a period of time. You can have any utility bills split in a certain %, however you agree to that.
It could all be in the contract and that would be around £500 to £1000.
