Can a Letting Agency insist that you remain and pay the rent

This answer was rated:

Can a Letting Agency insist that you remain and pay the rent for the full term of contract (12 months)? My niece has been offered a better job elsewhere but has been told that having only lived in the property for 9 months she must pay the remaining 3 months

The short answer is yes they can. If the tenancy is for a fixed term and the tenant wishes to leave before the end of the fixed term, unless this is agreed by the landlord, the tenant would be liable to pay the rent for the remainder of the term. failure to do so would amount to a breach of contract.
