Sir,1-Registration of Land for ownership -turned down. Dec 2013. 2-Planning permission gained for the land-June 2015. 3Stopping up of this previously Highway Land Granted-August 2015-4 --Adverse Permission ( Squatters Rights applied for on the land,March2016.5- Adverse permission application Withdrawn June 2016 (thanks toCustomerquot;s advice) Question 1-Who owns the Land now? 2-Can you have a Planning Permission(already gained) on Land you dont Own ?.

1. The Land remains in the ownership of the unregistered owners whose ownership is noted in the Registry of deeds. Secondly, it is perfectly permissible to have planning permission over land you don't own. There is no rule that you can only get planning permission to land you own.
