We are almost complete extending a cottage adding a room above the garage, with planning consent which has passed by building regs and conservation. Last week the neighbour who is a non resident of the property and been their only a few weeks in the last 2 years arrived for the day. A local solicitor delivered a letter by hand asking for a reply as a matter of urgency.
We have been accused of building on next doors garden wall. Removing a fence panel and stone from the wall, we are advised if these are not re-instated the police will be informed.
We are also asked to remove the new construction and rebuild inside our boundary. We have also been informed we will be liable for costs.
We have in our possession full documentation of the original sale of the land with planning consent and build regs when the garage was built in the 1970s.
We have full planning consent to extend the garage to create another room above on the existing garage wall. We also have detailed drawings showing the boundary just over 1 metre wider than the wall, and the fence is the repressibility of our property
We have also visited the building offices who confirmed the garage is 100% on our land. Also built and passed in 1970s
Please advise the best way to proceed by a solicitor or personally. We would prefer to go and visit the soliciitor Many thanks ***** *****.
