My son has agreed verbally to rent a house with 6 other

my son has agreed verbally to rent a house with 6 other students, he has not signed any contract yet, and we have not signed as guarantors, but he has lodged a deposit with an agent.
if the contract is not signed is he able to a refund of his deposit ?

If he has paid the deposit which was the deposit for the property, he is entitled to it back in full.

If it was a booking fee in respect of the agent removing the property from their letting list, pending a tenancy agreement, they would be allowed to keep a reasonable amount of money, probably £100 or a little more.

They would not be entitled to keep, for example, £500.
