I live in a retirement complex, and a lot of the residents

Hello, I live in a retirement complex, and a lot of the residents are elderly and disabled.
They have a lot of problems opening the front door as they are not automatic, and quiet a number use walking sticks, frames, and wheelchairs, so it is very awkward for them to open the doors.
They have to struggle to keep it open and get their shopping inside because after a few seconds it starts to close on them.
Can you please tell advise us, we have been told by our area manager we will have to pay ourselves for new doors, but surely this comes under health and safety for elderly residents and should be paid for the retirement company not the residents, as we pay a considerable amount for maintenance and ground rent.

If your service charge money covers all the maintenance of the building, and the residents unanimously want this, then the management company should install it and then adjust the service charge cost to take account of the money which has been spent. It is an extra payment and hence, they would have to serve a section 20 notice with regard to the work of the amount they’re going to recover from each of the leaseholders is more than £250. However it’s going to be problematical if the residents do not universally want this. Some of them may not want to pay the money.
