Here's I am sending you land registry doc

Who is your agreement with?

What is the basis of the agreement?

Although you signed an agreement, was it completed?

Have you paid anything?

agreement were signed by both parties and emailed

Normal process for completing a licence, each party signs its respective part, they agree to complete and the licence is dated. The parties then swap their part with the other's.

This licence has not been completed.

As it stands you have no right to enter. It will be trespass.
