Once I have been served a section 21 notice with a 2 month

This answer was rated:

Once I have been served a section 21 notice with a 2 month termination do I have to stay for the whole 2 month term or can I leave as soon as I want without any financial liability

You can leave whenever you like but you are liable up until the end of the two month period unless the landlord replaces you with another tenant.

If the landlord does then you are released as soon as another tenant takes over.

Can I clarify anything for you?

What if the landlord has sold it

Then you are not liable. Your liability ends when you can no longer live in the property if you chose.

to clarify I can leave after 3 weeks of the notice without any financial liability

No. You are liable until you can no longer live in the property.
