How do I serve notice on a tenant who has not signed a teancy agreement?
Assistant: Where are you? It matters because laws vary by location.
Customer: The property is just outside Norwich.
Assistant: What steps have you taken so far?
Customer: Nothing yet
Assistant: Anything else you want the lawyer to know before I connect you?
Customer: The tenant has stopped paying the monthly rent.

Hello, thank you for the question.

If the tenants have not paid and have therefore breached the agreement, you need to serve a section 8 notice on them at their address.

The form can be found here:

https://www.gov.uk/guidance/assured-tenancy-forms#form-3

You specify the date they have to leave which is anything from 2 weeks to 2 months.

If they do not leave by the specified date then you can apply to the local county court for a possession order

Please let me know if you want help with any of the above.

I hope this helps - if you can please accept the answer and give me a star rating (there should be a row of 1-5 stars at the top of your screen to allow you to do this), I can answer follow up Q&A's at no extra charge and Just Answer will credit me for helping you today.

Kind regards,

Jim

Does the above still apply if there is no written tenancy agreement?
