My tenant has signed the tenancy agreement on 25-5-12 and moved in my flat. The agreement encompassed 6 months break laws by which she had to notify me 2 months ahead that she itends to depart. She has sent the estate agent an email on 1-11-12 saying that she wants to leave on 14-12-12 for family reasons. I replied to both that the best solution is to find a new tenant soon otherwise she is liable to pay rent and agents commission until the end of term which is 24th May,2013. Am I correct??

When would the first six month break clause come into effect? Is the agreement worded that she has to give 2 months notice of breaking at 6 months?
