we own a ground floor flat and own all the ground floor inside

we own a ground floor flat and own all the ground floor inside and out. The owner upstairs lets his flat out, they both have bikes and take them upstairs in the deeds it says that they have right of way by foot only. can we stop them taking the bikes trough our passage and up there does cause damage at times.

What sort of damage have they caused?
Do you know if your lease contains a mutual enforcement clause? This woudl state that the covenants in the leases for the other flats are also for your benefit so that you can enforce them against other tenants..
