I have a tenant with shorthold lease he has lived in my property since April 2013 how long do I have to give him notice, and what forms do I need
Thank you for your question. My name is ***** ***** I will try to help with this.
Do you mean an assured shorthold tenancy agreement?

thank you for your speedy reply It is an assured shorthold tenancy.

What are the dates of the AST please?
Customer: replied 3 years ago.

the date on the agreement is for 6 months starting 1st April 2013

They have flipped over into a periodic tenancy agreement.
You need to serve a S21 notice on them giving them no less than two months notice on or before the rental date.
You should really used S21[4][a]. There has been some caselaw that has weakened the requirements but if you get it right then you don't need to worry about relying on that.
You don't need to give a reason for this termination. You can end the agreement for any reason you want to.
Can I clarify anything for you?
