I have a renal property, the tenants have been in months

I have a renal property, the tenants have been in for 9 months on a 6 months assured agreement, The tenant is more than 2 months in arrears. On a recent visit the tenants mother informed me that they were moving out on Feb 1st & said they would call, They did not call.
On checking on the 3rd. The almost all the furniture had been removed & was vacant.
I tried unsuccessfully to contact the tenants.
I have changed the locks and re advertised the property, am i within my rights.
