ASTA ran over with tenants full agreement. Two months later tenant wants to leave as found another property. I point out that as per contract needs to give one rent period months notice and advise to do this as otherwise liable with for rent on two flats. Tenants ignore and move out as pressured by new landlord but refuse to hand back keys until end of period they have paid for unless I guarantee in writing that will refund rent if find a new tenant within this period. Do this as need keys back & them out of way so can paint & fix up flat for letting. Manage to let flat in period cover by their rent & now threatening to sue me if don't refund rent. Am I liable to refund rent due to promise I made under above duress - I have no proof of duress as demand for email made over phone (should have asked them to email me it). Cannot afford to lose in court as could effect my status as a good & licenced landlord (I let two flats)- therefore if not clear cut let me know.
