We purchased a new built house from Abel Builders Watton and moved in on 15th May 2013. The development was advertised a Hus 46, and there were only that number of houses to be built. However some time later the signs went up as Hus 46+, and more building was going on. On April 27 2015 we were told that the back fence of this property would be removed to all the builders to erect plot 4 to be be built to the rear of our property during the week of 4th May 2015, which was actually done a few days before then and was finally put all back together end December 2015. We actually noticed some difference in April 2016 to our fence but took no real notice of it unfortunately. However byn August it was becoming obvious that there was a problem and because of family comittments we notified the builders on 5 September 2016 of the probvlem. They sent out the fencing contractor on Friday 9 September, who said the problem was caused by the road works. Since then we have been told by Abel Builders that the problem is ours to rectify. However we are wondering that when a trader quarantees their work for a set period of time that guarantee does not affect our legal rights to have work done with reasonable care and skill using materials that are of satisfactory quality. The rejoining of the fences from the back of the property to the side of the property was only completed in December 2015, we have never interfered ,with the fencing in any way and never planted up against it. We therefore took it to be under guarantee after this work was carried out in 2015,yet Abel Builders say that we are responsible to have it righted. We are very worried as said fence is along a pavement and will become dangerous to pedestrians. We did ask the builder to give us some red and white tape to put up meanwhile, but they have ignored us. We feel that the guarantee for the fencing should have commenced from when it was finally re-erected in December 2015, your advice would be very helpful. Thank you Mr & Mrs Paget*****Watton IP25 6YB
