You should get another EPC.
Once you have that, serve notice again.
Then once the notice has expired then you can seek a possession order.
So get a new EPC then re-serve notice. Then there is not an issue as to whether its valid or not.

Does not matter. If there is gas in the property, ie common areas, its need a gas safety certificate.

If it is shared then you are ok. if its not shared then you are not ok
