You should get another EPC.

Once you have that, serve notice again.

Then once the notice has expired then you can seek a possession order.

So get a new EPC then re-serve notice. Then there is not an issue as to whether its valid or not.

They should have it at the start of the tenancy.

If the property is heated by gas, then they should have a copy.

Does not matter. If there is gas in the property, ie common areas, its need a gas safety certificate.

That applies generally where its shared.

If it is shared then you are ok. if its not shared then you are not ok
