I would like to gift my house to my son, what does this entail?
JA: What steps have you taken so far? Have you prepared or filed any paperwork?
Customer: No, I have just discussed it as something I want to do but I need to know the details of what is needed to be considered so he can get the deeds
JA: Where is the house located?
Customer: In London in Enfield
JA: Anything else you want the Lawyer to know before I connect you?
Customer: I do not know much so the lawyer would have to help me through

I want to continue online

Great, you will need to complete the following form:

https://www.gov.uk/government/publications/registered-titles-whole-transfer-tr1

Here is some guidance on how to complete the form:

https://www.gov.uk/government/publications/registered-titles-whole-transfer-tr1/guidance-completing-form-tr1-for-the-transfer-of-registered-property

Once the form is completed you will need to send it to the following address:

HM Land Registry Citizen Centre
PO Box 74
Gloucester
GL14 9BB

Is there anything else I can clarify for you?

what does scale 1 and scale two mean on the transfer fee form

You have to pay a fee to effect the transfer. This is calculated based on the value of the property under scale 1 fees. Please see link below to the fee scale:

https://www.gov.uk/guidance/hm-land-registry-registration-services-fees

You will also need to submit this AP1 form together with the TR1:

I have to read most of the stuff and come back to you in the next few days as I discover the puzzling Info and process demands
Ok no problem. In the meantime, I would be greatful for a rating for my time at the top of your screen. Don’t worry the chat will remain open so we can continue typing.
Customer: replied 15 days ago.
I will rate at the end of the seven days trial when I have asked most of the queries I come up with.

Unfortunately that is not how the service works. Experts on JA are independent and unless you rate I am not credited. Don't worry the chat will not close and we can continue as usual. As I have answered your initial query, I would be grateful for a rating.

Does the gifted house count on a will and can this be done at the same time by the same lawyer

Please could you clarify. What do you mean by "count on a will"?

Customer: replied 13 days ago.
Wondered whether a gifted house should be mentioned in the will or not since it would be belonging to someone else

When you gift a property, the title register will be updated so therefore you wouldn't mention it in a will as it does not form part of the estate. Agreed?

There are of course IHT implications that should be considered and I provide a link to this information below:

Will that be all?

Hello,

Unless I can be of any further assistance, I would be greatful for a rating for my time at the top of your screen. Don’t worry the chat will remain open so we can continue typing.
